How EXACOR® Underlayment Creates a Solid Foundation for Multifamily Flooring Projects

5 Min Read May 5, 2026

In multifamily construction, the choice of underlayment is a critical factor that can make or break a project. EXACOR underlayment panels stand out as a robust and innovative solution, providing a stable base for various flooring types and eliminating the need for traditional gypsum concrete. This not only streamlines the installation process but also ensures the reliability and longevity that multifamily properties demand.

For a four-story apartment building project in Dallas, Jim Waters, founder of De Moda Floors oversaw the installation of finished flooring over EXACOR underlayment, witnessing firsthand how the product excels in multifamily applications. Continue reading to uncover the advantages and insights from his experience.

Benefits of EXACOR Underlayment for Multifamily Flooring Projects

1. Provides a Stable Foundation for Various Flooring Types

EXACOR underlayment panels create a stable, level surface essential for achieving high-quality flooring installations. This level foundation is critical, as uneven surfaces can complicate installation and adversely affect flooring performance.

With its robust design, EXACOR underlayment helps minimize flexing and movement, providing reliable support for a variety of flooring materials, including luxury vinyl plank, as used in Waters’ project. The flooring contractor found that EXACOR underlayment effectively supported the LVP installation, allowing for a dependable application that maintained the integrity and performance of the flooring.

“The framer did a really good job,” Waters said. “He really secured the subfloor that the EXACOR goes on, and he did a good job on the substrate.”

The following finished flooring options are compatible with EXACOR underlayment:

  • Carpet and Pad: Carpet and pad can be installed over EXACOR® panels using tack strips. Ensure the nails in tack strips are long enough to penetrate into the wood subflooring or use hot-melt glue adhesive to secure strips to the surface of EXACOR panels. For commercial carpet tile or other adhered carpets, follow all flooring manufacturer requirements for adhesives, primers and substrates. For best results, the use of a primer is recommended.
  • Engineered Wood Flooring: Engineered wood flooring can be installed over EXACOR underlayment panels in floating or adhered applications. Follow all flooring manufacturer requirements for adhesives, primers and underlayments.
  • Vinyl: Vinyl products such as luxury vinyl plank and luxury vinyl tile may be installed as floated or adhered systems over EXACOR underlayment in accordance with manufacturer requirements. Vinyl sheet products and vinyl composition tile may be installed in fully adhered applications. For adhered vinyl floor finishes, ensure substrate compatibility with finished flooring manufacturer requirements and follow all installation requirements. For best results, it is recommended to patch and feather all seams and apply primer to the area where the floor covering will be placed.

2. Supports Longevity in Multifamily Flooring

EXACOR underlayment is designed to withstand the rigors of multifamily environments, including fluctuating temperatures, humidity and everyday wear and tear. This durability ensures that the flooring above remains stable and functional for years to come, reducing the need for repairs or replacements.

Throughout the process of installing the finished flooring, Waters found the panels consistently stable and reliable, facilitating a seamless application of the luxury vinyl planks. “EXACOR is a really great product,” he said.

3. Withstands Heavy Foot Traffic and Wear

Made of magnesium oxide and an integrated mesh core, EXACOR panels are specifically engineered to withstand challenging jobsite conditions and the high traffic typical in multifamily buildings. Their design ensures they maintain integrity under constant use, enhancing the overall performance of the flooring above. Moreover, they help reduce noise levels and vibrations from foot traffic, absorbing vibrations that would transfer through the subfloor and into the joists and studs.

“No matter what you put over it, you can have a good sound rating,” Waters said. “That was a key factor for this project.” This capability to deliver effective sound insulation, combined with exceptional durability, makes EXACOR underlayment a smart investment for busy hallways, entryways and communal spaces, ultimately contributing to tenant satisfaction and long-term property value.

4. Streamlines the Finished Flooring Installation Process

The stability of EXACOR underlayment contributed to an efficient workflow for the De Moda Floors crew. Because the panels were already in place before flooring installation, Waters’ team was able to work quickly and effectively. Plus, by allowing framing crews to install EXACOR as part of the framing package, builders can eliminate the need for a separate trade, saving valuable time and resources. Unlike gypsum concrete, EXACOR underlayment requires no extended preparation or cure time — and it installs 30% faster, further enhancing project efficiency.

The Bottom Line: EXACOR Underlayment as the Foundation for Multifamily Flooring

EXACOR underlayment panels represent a smart choice for multifamily builders and flooring installers. The panel’s ability to create a level and stable surface is crucial for ensuring high-quality flooring installations, particularly in multifamily environments. By opting to use EXACOR panels, builders can achieve not only superior performance but also peace of mind knowing that they are investing in a solution designed for long-term success.
